We work strictly as a notary signing agent in conjunction with a Massachusetts-licensed closing attorney or the lender’s authorized representative. We notarize completed mortgage documents and present them neutrally; we do not draft, complete, select, or interpret legal documents and do not give legal advice. If a real estate signing is requested without a Massachusetts attorney conducting the closing, we will refer the matter to a closing attorney before proceeding.

Warranty & Quitclaim Deeds
Purchase deeds, gift deeds, and intra-family transfers. Notarized signatures of grantor and (when required) witnesses for recording at the Registry of Deeds.
Mortgage Closing Packets
Full purchase mortgage packages: note, mortgage, riders, RESPA disclosures, escrow, and signature/initial pages. Coordinated with closing attorney.

How a real estate signing works
Whether the closing is at the title company, the attorney’s conference room, or the borrower’s kitchen table, the process is consistent:
- Booking & document delivery. The closing attorney or signing service emails the closing packet, the time, and the location. We confirm the appointment and review the package for completeness before dispatch.
- Identity verification. On arrival, we verify the signer’s current government-issued photo ID and confirm the name matches the documents.
- Walk-through & signatures. We walk the signer through every page that requires a signature, initial, or date – without offering legal interpretation. Most full mortgage packets contain 60–130 signature points.
- Notarization & witness. Documents requiring notarization receive a wet-ink signature, embossed/inked seal, and acknowledgment block. Witnesses (where required) sign next.
- Return. The completed package is scanned and emailed to the closing attorney within an hour. Originals are returned by overnight courier or hand-delivered, depending on the closing instructions.

Closing attorneys, title companies, and signing services receive direct invoicing – no collecting fees from the borrower at the table. Preferred-vendor rate sheets are available for firms handling more than five closings per month.
Massachusetts Registries of Deeds – we serve them all
Massachusetts is unusual in that several counties operate two Registries of Deeds (a Northern and a Southern division). Recordings must go to the correct division based on the property location. Our notarizations are accepted at every registry across the Commonwealth.
Plymouth, Bristol, Barnstable (Cape Cod), Berkshire, Franklin, Hampden, Hampshire, and Nantucket Registries are also fully served on advance booking.

Do real estate documents need to be notarized in Massachusetts?
Yes for any document that will be recorded at a Massachusetts Registry of Deeds – including deeds, mortgages, mortgage discharges, releases, easements, and trustee certificates. Massachusetts Registries require a notary public’s acknowledgment with seal and commission expiration before they will accept a document for recording. Loan documents that won’t be recorded (such as the promissory note) generally still require notarization for the lender’s file.

Can a notary run a Massachusetts real estate closing?
No. Massachusetts is an attorney closing state – every real estate closing must be conducted by a licensed Massachusetts attorney. Our role is to support the closing attorney by notarizing signatures, witnessing documents when required, and serving as a mobile signing agent for borrowers who can’t attend the attorney’s office. We do not preside over closings, prepare closing documents, or give legal advice on the transaction.

Can you handle a refinance signing at the borrower’s home?
Yes. Refinances, HELOCs, and reverse mortgages are routinely handled at the borrower’s home, office, or a neutral location of their choice – including evenings and weekends with confirmed booking. We coordinate directly with the title company or closing attorney to make sure every signature, initial, and notarial seal is correct on the first pass and that documents are returned within the required closing-disclosure window.

Do you serve Massachusetts Registries of Deeds across the state?
Yes. Can you provide witnesses for a deed or mortgage?
Most Massachusetts real-estate documents do not require additional witnesses beyond the notary, but some lenders, title companies, or out-of-state institutions require one or two witnesses. We can typically provide one staff witness on request; the signer is responsible for arranging a second witness if required.

Can a real estate document be remote online notarized?
Massachusetts permits remote online notarization for many documents, but most Massachusetts Registries of Deeds still require wet-ink signatures and physical notary seals on recordable instruments. We strongly recommend in-person notarization (in-office or mobile) for any document that will be recorded – including deeds, mortgages, and discharges – to avoid rejection at the registry counter.

Can you handle a closing if the buyer or seller is overseas or in the hospital?
Yes. Hospital and bedside notarizations are routine – provided the signer is cognizant. For overseas sellers or buyers, the closing typically requires a properly executed Power of Attorney (notarized and apostilled in the foreign country, accepted by the closing attorney), with the agent appearing in person on closing day. We can notarize the agent’s signature alongside our regular real-estate documents.

Do you bill closing attorneys and title companies directly?
Yes. Massachusetts real estate attorneys, title companies, lenders, and national signing services are welcome to book on behalf of borrowers. We invoice the firm directly, deliver scanned PDFs the same day, and coordinate physical document return through FedEx or UPS overnight. Preferred-vendor pricing available for high-volume practices.
